We're looking for a Pre Construction & Delivery Project Manager a hybrid role that gives you ownership of a project from early stage estimating and procurement right through to successful delivery.
The Opportunity
This role spans two connected halves of project life: getting the numbers, contracts, and planning right before work starts, and then driving that work through to a successful, on-budget completion. You'll be the constant thread on your projects building relationships with clients during pricing and tender, then carrying that trust through delivery.
You'll work closely with clients, consultants, subcontractors, and the wider internal team (Estimators, Project Coordinators, Site Supervisors) balancing several projects at different stages simultaneously.
Pre-Construction, Estimating & Procurement
Estimating project costs based on design documentation and current market rates
Leading the procurement process selecting consultants and suppliers, issuing tenders, and negotiating commercial terms
Reviewing architectural, engineering, and services drawings for constructability, cost saving opportunities, and compliance
Negotiating contracts with clients, subcontractors, and suppliers to protect project interests
Driving value engineering, proposing alternatives that balance cost, quality, and constructability
Project Management & Delivery
Developing and managing project programmes, ensuring milestones and deadlines are met
Managing subcontractors scope, engagement, coordination, and performance
Identifying risks early, developing contingency plans around scope, cost and schedule
Managing WHS compliance across pre construction and live project phases
Documenting and progressing variations, and tracking cost to complete
Acting as the key point of contact for clients and stakeholders throughout the project
Essential Criteria
5+ years' experience in commercial construction, spanning estimating and/or project management
A bachelor's degree in Construction Management or a related qualification is preferred, but also value work experience
Strong drawings and specifications literacy, able to read and interpret architectural, structural, and services documentation
Proven experience with industry standard contracts also take-offs, estimating software and scheduling tools (MS Project or similar)
Strong written communication (tender doc, client comms, variations), numerate, detail oriented, and commercially minded

Comfortable managing multiple stakeholders and projects concurrently
Calm under pressure, commercially astute, with sound judgement on pricing, value engineering, and variations
A natural communicator who builds trust with clients, subcontractors, and teams alike
Genuinely enjoys seeing a project through from first principles to final handover
