POSITION DESCRIPTION

The Design Manager / Design Lead – Clinton Grand is responsible for leading the architectural design capability, documentation governance, and technical detailing standards across Clinton Grand’s luxury residential projects.

Reporting to the General Manager, the role will lead the delivery of bespoke high-end residential design solutions from concept through to construction documentation, ensuring projects reflect Clinton Grand’s architectural identity, buildability standards, and commercial discipline.

The position also plays a key role in establishing documentation standards, strengthening design capability within the division, and ensuring that all projects are delivered with complete, coordinated, and construction-ready documentation.

The role will work closely with construction teams, project managers, consultants, and senior leadership to support the growth and development of the Clinton Grand division and brand.

KEY RESPONSIBILITIES

High-End Custom Residential Design Leadership

• Lead the architectural design of bespoke luxury homes from client brief through concept, design development, and full construction documentation.

• Translate client lifestyle requirements into refined spatial planning, façade articulation, and architectural expression.

• Ensure all homes reflect Clinton Grand’s premium architectural identity and luxury market positioning.

• Balance design excellence with build feasibility, cost management, and construction methodology.

• Provide architectural leadership across all Clinton Grand residential projects.

Full Construction Documentation Governance

• Oversee preparation of complete and coordinated construction documentation sets including:

o Architectural plans

o Elevations and sections

o Detailed construction details

o Joinery drawings

o Schedules and specifications

• Ensure documentation is technically resolved, coordinated, and construction-ready prior to permit or construction.

• Minimise ambiguity in drawings to reduce site variations and RFIs.

• Coordinate effectively with structural, civil, services, and energy consultants.

• Ensure documentation complies with:

o Victorian Building Regulations

o National Construction Code (NCC)

o Planning permit requirements

o Domestic Building Contracts

Documentation Standards & Technical Systems

• Establish and maintain architectural documentation standards across Clinton Grand projects.

• Develop unified drawing templates, title blocks, annotation standards, scheduling formats, and detailing libraries.

• Standardise Revit environments, object libraries, and specification benchmarks.

• Implement documentation audit procedures and quality checkpoints prior to issue.

• Ensure alignment between design documentation and Group project management, procurement, and quality systems.

Premium Architectural Detailing & Interior Integrity

• Develop high-end architectural detailing standards suited to luxury custom homes.

• Oversee complex interior architectural elements including:

o bespoke joinery

o custom staircases

o lighting integration

o ceiling articulation

o premium material junctions

• Create and maintain premium detailing libraries that reflect Clinton Grand’s luxury brand expectations.

• Ensure detailing clarity supports construction efficiency and craftsmanship quality.

• Maintain high-specification standards across finishes, fixtures, and built elements.

Display Homes & Brand Architecture

• Lead architectural direction and detailing for Clinton Grand display homes.

• Ensure display projects reflect the brand’s architectural excellence and premium positioning.

• Integrate high-value design features that appeal to Clinton Grand’s target market.

• Support the preparation of architectural content for award submissions and marketing initiatives.

Design Team Capability & Technical Leadership

• Mentor and guide designers, draftspersons, and documentation staff.

• Develop structured training programs for documentation systems and detailing standards.

• Conduct technical workshops and onboarding sessions for new design staff.

• Develop internal design guidelines and best-practice manuals.

• Support the ongoing technical development of the design team.

Design Quality Assurance & Risk Management

• Establish design review checkpoints across project stages.

• Monitor documentation risks that may impact construction quality, margin, or client outcomes.

• Ensure early resolution of technical conflicts before construction.

• Escalate significant design, compliance, or documentation risks to the General Manager.

• Protect project performance through disciplined documentation governance.

ISO Management System Compliance (Quality, Safety & Environmental)

• Ensure design and documentation activities comply with the Company’s Business Management System (BMS) aligned with ISO 9001, ISO 45001 and ISO 14001 standards.

• Support implementation of design-related procedures under the Group management system including Project Management, Procurement, Quality Assurance and HSE frameworks.

• Participate in design risk identification and mitigation during early project stages to reduce construction, safety, and environmental risks.

• Ensure design documentation considers buildability, safety in design principles, and environmental considerations where applicable.

• Participate in internal audits, management reviews, and continuous improvement initiatives relating to design processes.

• Support documentation control requirements including version management, drawing registers, and controlled document distribution.

• Contribute to continuous improvement of design systems and documentation standards as part of the Company’s ISO management framework.

REQUIRED CAPABILITIES

Experience

• 8–12+ years’ experience in high-end residential architecture

• Strong experience delivering bespoke luxury homes

• Experience working within a design-and-build residential construction environment

• Proven experience producing full construction documentation for custom homes

• Experience coordinating consultants and construction teams

• Experience mentoring or leading a design/documentation team desirable

Qualifications

• Bachelor or Master of Architecture (or equivalent)

• Registered Architect (Victoria – ARBV) desirable
