Salary: $70,000 - $85,000 + Super (based on the experience)
The Property Manager is responsible for the end-to-end management of a residential property portfolio from our Point Cook office. This includes building and maintaining strong landlord and tenant relationships, ensuring full legislative compliance, minimising vacancy and arrears, and delivering exceptional service at every touchpoint.
This role requires strong knowledge of residential tenancy legislation, sharp attention to detail, and the ability to manage competing priorities in a fast-paced, client-focused environment.
KEY RESPONSIBILITIES
Portfolio Management
• Manage a portfolio of 180+ residential properties to a high standard of service
• Conduct ingoing, routine, and outgoing inspections and prepare detailed condition reports
• Manage lease renewals and rent reviews in line with market conditions
• Coordinate maintenance and repairs promptly, ensuring landlord and tenant satisfaction
Tenant Management
• Process tenancy applications and conduct thorough reference checks
• Prepare and execute lease documentation in accordance with legislative requirements
• Manage rental arrears proactively and issue breach notices where required
• Attend VCAT hearings when required and represent the business professionally
• Handle tenant queries and manage dispute resolution with empathy and efficiency
Landlord Communication
• Provide regular, proactive updates to landlords on their property and portfolio performance
• Advise landlords on current market conditions, rental pricing, and strategic decisions
• Manage landlord expectations and consistently deliver on service commitments
• Prepare end-of-month statements and financial reporting for landlords
Compliance & Legislation
• Ensure full compliance with the Residential Tenancies Act (Victoria) at all times
• Maintain accurate, up-to-date tenancy records and documentation
• Ensure bond lodgements and trust accounting processes are completed correctly and on time
• Comply with AML/CTF obligations and all internal compliance procedures
Financial Management
• Monitor and manage rental arrears within agreed KPI thresholds
• Approve maintenance invoices within delegated authority limits
• Ensure timely processing of all maintenance and supplier payments
• Assist with EOFY reporting and financial reconciliation as required

QUALIFICATIONS & EXPERIENCE
Essential requirements:
• Certificate IV in Real Estate Practice (CPP41419) — must be held at the time of application
• Eligibility to work as an Agent’s Representative in Victoria
• Minimum 1–2 years property management experience preferred
• Current Victorian Driver’s Licence
• Satisfactory Police Check
• Must hold full Australian work authorisation
